The Challenge
The challenge of The AVE Building was to design and furnish a multi-tenant medical complex that could support the unique operational needs and identities of individual healthcare practices while maintaining a cohesive, welcoming aesthetic throughout the building. The project required balancing durability, infection control, accessibility, acoustics, and patient comfort within a modern urban setting, all while coordinating multiple stakeholders, designers, and tenants. Achieving a consistent level of quality and visual harmony across three floors—without sacrificing flexibility or personalization—was essential to creating a functional, calm, and collaborative healthcare environment.

Designed as a modern, multi-tenant medical destination, The AVE Building was envisioned as a place where healthcare professionals and patients alike feel supported, comfortable, and at ease. With multiple practices under one roof, the goal was to create an environment that respects each tenant’s unique identity while maintaining a cohesive, welcoming experience throughout the building. Through close collaboration with the interior designer and individual tenants, the furnishings were carefully selected to balance professionalism, warmth, and functionality—supporting both efficient clinical work and positive patient experiences.
Furniture that supports care.
Every detail was thoughtfully considered. Durable, healthcare-appropriate materials, soft textures, acoustic solutions, and biophilic elements work together to create spaces that feel calm rather than clinical. Flexible layouts encourage collaboration, while comfortable seating, sound control, and light management enhance privacy and well-being. The result is a refined medical environment that prioritizes comfort, accessibility, and healing—fostering a sense of confidence and care for everyone who walks through the doors.

Concept3 covered every detail from the kitchen to the waiting room, window coverings, the exam & procedure rooms doctors offices, and reception desks the boardroom. They took away all stress and work on our end so we could focus on other details. I cannot say enough good things about Concept3 and their entire staff, they truly have the gold star standard and we could not have done it without them.

The AVE Building is a three-storey, 42,000 square foot, multi-tenant medical complex designed to support modern healthcare delivery in an urban Saskatoon setting. Purposefully planned to balance clinical functionality with patient comfort, the project required a cohesive interior approach that could accommodate diverse medical practices while maintaining a unified aesthetic.
Through close collaboration with the design team and individual tenants, carefully selected furnishings, acoustic treatments, biophilic elements, and lighting solutions were integrated to create calm, efficient, and welcoming spaces. The result is a refined healthcare environment that prioritizes accessibility, collaboration, and well-being—supporting both providers and patients across every level of the building.
